not surprised that house sold for above list as it was set low to entice bids. did you expect it go less than $580K?
They're squeezing in 10 luxury homes right near this property on Carlin Springs Rd.

now this person has been a bit mental
on their pricing.
buys in 04 for 291K, then trying to get 875 4 years later and is chasing the market down.
if they price at 350, they will be out, that' it's a short sell says they must have HELOC's on this.

Would this news about the new
houses be a plus or minus for you?
I can see it both ways.

I see it as a plus. The more dense the area around the metro becomes the larger the truly desirable "walkable metro area" becomes. Plus, I expect these houses to come in around 900k-1.1 million or why bother right?

I see it bringing up values because builders can't make $$$ on anything low-priced (due to land and building costs).
OTOH, if I had a nice home adjacent to vacant land I might just want things status quo :).

I went to house 1 and since I was in the neighborhood I went to house 2
I had actually never seen the second house, and no idea what the price was before going in. I thought both houses had nice main floors, but the bedrooms and bathrooms on the top floor were smaller than I was hoping/thinking they would be.
There was a lot of traffic in the first house I think ~50 people over the weekend, the second house had last traffic. I think both houses are over priced, but the second house is particularly bad. My guess is that both houses go for for the low-mid 600s.

My guess is that house 1 goes fast at asking or close. I think house 2 is overpriced and that they probably will end up getting less than it's worth if they have to reduce it a number of times.

You may be right on the first one. I was sure it was going to go for asking quickly before I saw it. After I saw it I was a little less sure. My guess is it goes for the mid 600s, although that can still be pretty close to asking. Its funny every house I have been to the agents are talking about how there is no inventory. Although inventory isn't high it is only ~5-10% lower than last years. It is obviously way higher than 06-08 inventory, but much lower than 03-05 so I guess I am just surprised they are all amazed at how low it is.

I just checked my zip. 32 active. This was as low as 8 during the madness of 2005.
There are 6 that are comparable to my house.
I can't remember the numbers for 2007 to 2009. During that time frame we only had 2 sales (out of 2 listings) in my immediate neighborhood.
Where I have been buying, there are 5 available properties out of 1,400.
HB, what changed your mind so much about house 1 - is it the size of the BRs upstairs? Although I know nothing about the neighborhood and obviously haven't seen the houses, judging from the photos, I had the same reactions as Va_I. For house 2, a stager would work wonders, though I agree that it's not going to sell for anywhere near asking given how it compares to house 1 and the assessed values. The owners have already put money into the expensive interior renos, but much of the rest of the house looks very dated, and buyers will be adding up the time and costs of redoing nearly every room. And--just to solidify that "we'll have to change everything" feeling--I think the last time I saw a macrame plant hanger (in one of the photos) was in the 70s!

My biggest complaints about house one were the bedroom sizes, the bathroom sizes, the fact that you can't change these easily, and the basement was not very impressive (it was very dark). As I said I think it will got for low to mid 600s, so that really isn't that far from the asking price.
Although with 50 people going there over the weekend I may be wrong and this house may be bid up...
Gotcha, HB. Also, I thought H1's dining room looked narrow. The size of rooms can really limit what you can do with them. Small BRs and often small DRs (or no DRs) are a major reason why mid century modern houses don't interest me much.
